Welcome to New Smyrna BeachSeventeen miles of wide, flat, golden-sand Atlantic beach (with the local-legal drive-on access section), the historic Flagler Avenue strip, the Canaveral National Seashore's 24-mile undeveloped stretch at the south end, and a thriving Canal Street arts community.

New Smyrna Beach is a small Atlantic-coast town in southern Volusia County, just south of Daytona Beach across the Ponce Inlet. The 17-mile Atlantic-side barrier-island beach is the heart of it — the historic Flagler Avenue walk-up section at the north end (the only walk-up, no-drive-on, lifeguarded section, with restaurant-and-bar strip running west off the beach), the long drive-on middle stretch (the Florida-traditional drive-on-the-sand experience), and the Canaveral National Seashore's Apollo Beach at the south end (24 miles of undeveloped Atlantic coast running all the way south to Cape Canaveral, accessible only by a single park entrance, the longest undeveloped barrier-island stretch on Florida's east coast). National Geographic named New Smyrna one of the 20 Best Surf Towns in the World; the Ponce Inlet break and the Flagler Avenue corner are the local-favorite surf spots.

Our New Smyrna Beach inventory leans into a mix of beach-side configurations — oceanfront condos at Shorehom by the Sea on the non-drive section just south of Flagler Avenue, beach-walk-across-the-street condos in the small Seaside Villas community, three-bedroom heated-pool homes a few blocks from the beach (often pet-friendly), oceanfront beach houses with direct dune-walk access on the north section, and a few Sugar Mill area townhomes on the mainland with shared amenities. Downtown Canal Street on the mainland side is the dining and arts anchor — the Atlantic Center for the Arts, the Sugar Mill Botanical Gardens, and the historic Old Fort Park. Daytona Beach International (DAB) is 25 minutes north; Orlando International (MCO) is 60 miles west, about 1 hour.
