Hits:

The house layout and breathtaking views of the bay were spectacular. We enjoyed many hours on the deck watching the surfers in the distance, hearing the lapping waves and watching gorgeous sunsets.

The proximity to snorkeling (Kahalu'u Bay) and the beach (Magic Sands) was awesome -- easy walks from the house. We also appreciated that the house had a very nice pool, which proved helpful as we weren’t comfortable accessing the ocean directly given the tides.

Misses:

The house is promoted as two “master suites” but we missed the fine print that there is actually one king and one queen bedroom. This ended up not being a problem for our group of four adults, but was unexpected.

There was no night stand for one side of the bedroom in the Ohana suite. This seems like it could be easily remedied with even a small table. Despite numerous traps throughout the house, we encountered ants in the Ohana suite bathroom that were only mitigated by spraying.

While the house came equipped with starting quantities of most items, we quickly ran out of toilet paper, paper towels and garbage bags from the amount supplied, and ended up having to buy some basic pantry items (e.g. olive oil) because they were missing altogether.

Things to Consider:

The house is on a busy two-lane road, and the noise from passing traffic was quite noticeable from the Ohana suite. We were able to mitigate this by running the box fan for white noise. There are multiple outdoor security cameras (some of which point directly into the main living area). We appreciate the need for security but found this a bit off-putting.

There is no water filtration system and we learned at check-in that while potable, the tap water doesn’t taste good, so we ended up buying cases of bottled water instead.

Overall Impression:

Quite simply, this house has the “wow” fact
Great views, great location. The pictures say it all. This property is right on the water. Feels very private even though it is located on a busy road. Lots of outdoor spaces for getting sun or relaxing in the shade. I could probably sit and watch the surfers in the bay every day. You can walk (100 yards) to the public beach which has spectacular snorkeling for beginners. We saw lots of different fish up close and even a few sea turtles. Close to shopping and groceries in Kona. Great spot to start day trips to Volcanos and southern beaches.
Stayed many places in our life, this was one of the best places. Small, clean and well maintained. Everything we needed was there and in order. Will be back. Thanks.
Turtle Rock is expensive, but the house can’t be beat! The ocean is steps away, the waves and surf sounds are to die for. The lanai is perfect for coffee, drinks, watching surfers and whale watching! The kitchen is well stocked and has everything you need to make breakfast, lunch and dinner. The pool is perfect for a refreshing dip. The house is less than a hundred yards to the bay for snorkeling and surfing. It is a quick drive to the mall with a KTA and other shops/restaurants. Blake was a pleasure to deal with and promptly responded to the few questions and inquiries we had. Simply a perfect home base for a Big Island vacation. Mahalo Blake, we had a great time.
We have rented about a dozen places around the Hawaiian Islands and Turtle Rock is our favorite. This home is so special and Kona went so deep into our hearts during our stay. My husband and I had the place to ourselves for about a week - it is such a romantic place. We sat outside every morning watching the sunrise together, drinking Kona coffee and discussing our plans. The views - spectacular!! We were greeted by a rainbow on the ocean the first morning. And you can watch all the surfers, snorkelers, swimmers etc as the day goes by. The pool is awesome - very cold but perfect for those hot days! I made us mai tais to sip on the lanai, and the kitchen had just about everything we needed - even for a big Thanksgiving dinner. (We donated a better frying pan, potato masher, meat thermometer.) Sleeping was phenomenal - we kept all the doors screened and listened to the roar of the ocean at night.

My college-aged daughter and her friend joined us for 3 nights and they slept in the ohana suite. They were blown away and took gorgeous Instagram pics. They had their own space which gave us all privacy. They also walked to their first surf lesson at Kahalu’u Bay. They raved about lessons from HSLI and were easily standing up riding waves right away.

I recommend taking out the garbage daily as they ask. There were a few ants - nothing bothersome but we made sure to keep things clean. The owner really cares about this place. And there are security cameras everywhere. It was a bit unsettling at first but then made me feel very safe as occasionally people walk along the shoreline as the public can access it.
Also pulling out on to Ali’i Drive takes a bit of finesse and patience.

This really is the most special place we’ve ever stayed and we are so thankful to the owner for making it available to rent. We wouldn’t hesitate to return. My only advice to the owner is to supply things like extra dish soap, trash bags, TP
This property is stunning! We loved all of the open air with so many windows and louvers. We practically lived on the lanai with the pool. The property is newly updated, immaculate, comfortable and has a huge, well-equipped kitchen. This is a home you will not want to miss.
Super amazing location. So relaxing!
Our experience of Turtle Rock was somewhat unique because we arrived just in time for a once-in-a-decade weather event, a Kona Low. We didn't see the Sun for the first 5 days and the ocean was pretty riled up which made for great surfing displays. This, combined with the shortest days of the year, made for a rather brisk swimming pool temperature so we didn't use it much. The property and the location however can't be beat. You can literally walk to some of the best snorkeling and surfing in the area. The off-street gated parking is fantastic. The house is extremely well-equipped and extremely comfortable. It is 100% private. The thunderous roar of the sea drowned out any street noise for most of our stormy week. The last couple days were sunny and calm. We saw bright yellow fish at our feet and breaching and spouting humpback whales in the distance. If you're into audio and video, you'll be thrilled by the fantastic Sonos (S2) sound system and multiple large screen TVs. But for the cost, we could have stayed a month!
The staff and property were equally exceptional. The staff greeted us to ensure that everything was perfect and in working order for our arrival. The home was clean, modern and had everything we needed to make our vacation amazing. The outdoor living space was simply perfect. Loved watching the surfers and sunset. We were close to everything. The oceanfront setting was exceptional.
This was our second stay at Turtle Rock — and we can’t wait to return a third time. From the moment you pull into the private drive and hear the sound of waves, you know you have arrived at a special place. Upon entering the main house, the view explodes before you — open seas and waves crashing on black rocks — the scenery of surfers and black sand beaches tucked around tide pools to the south. The main house is graciously appointed with modern amenities in the kitchen and primary suite. Perfect size home for small groups with ample room to stretch-out in the open floorplan. Guesthouse is ideal for a second couple or two kids. And the blue-tiled pool, outdoor shower and inviting decks and patios invite socializing or just quiet contemplation. We love this Kona hideaway. Can’t wait to return to Paradise Found!
This was a perfect stay. The hosts were professional, accommodating and helpful. The home itself was in the best location I’ve ever seen- I could surf my heart out and when I’d lost feeling in my arms, I could watch the surf from my lanai or even while chilling in the pool.
Splendid home, splendid stay.
Outstanding stay. Very nice home.
Our stay at Turtle Rock was nothing short of magical! Favorite moments-the astonishingly starry sky easily viewed from the pool deck and all the restful nights we enjoyed listening to the waves crash into the rocks as we slept, take me back! The location was perfect. We made this home our base as we set out on day trips exploring the whole island during our week long stay. Our adventures included Papakolea Green Sand Beach, Punalu’u Black Sand Beach, Manini’owali Beach, Makalewena Beach, Volcanoes National Park, Mauna Kea, Pu’ukohola Heiau Historical site, Pololu Valley, Kaloko-Honokohau National Historical Park, a guided hiking tour with Hawaii Forest and Trail and a night manta ray snorkel with Anelakai Adventures. Our favorite meals included crepes at Peaberry & Galatte, dinner at Merriman’s (close to Waimea), and lunch and açaí bowls at Aloha Mix Food Truck in Naalehu. We loved the beauty of the island, and the comfort and luxury of Turtle Rock made this vacation a trip of a lifetime.
This is our third time renting the property at Turtle Rock. It is just exquisite. The property literally dangles over the ocean. It is immaculate with every amenity. The waves lull you to sleep and the table on the lanai calls for morning coffee. Unlike many other rentals, this unit is FULLY stocked with all the paper goods you will need - kitchen goods, bathroom supplies and more. The staff at Knutson Real Estate was professional and easy to work with. I could not recommend the unit and the company more!

Mesmerizing breaking waves to wake up to and to put you to sleep. Absolutely beautiful views to keep you entertained. Gorgeous sunrises and sunsets. World class snorkeling and fabulous surfing to watch and experience. Immaculately maintained multimillion dollar home with all the extras including pool, teak furnishings, sound system and TVs. Fabulous location !
The home was incredible. Million dollar views. Perfect location and the home was beautiful.
We had a wonderful stay at Turtle Rock. Blake came by when we checked in and explained the sound system, etc. We had one issue with the alarm beeping in the owner's closet which was resolved immediately. The house is just perfect. We especially enjoyed being able to snorkel right off the property.
Loved this house - incredible views, very well-maintained property. Everything was spotless in the house. Pool was awesome. Close to great beaches and restaurants. Hope to come back!
This is our second time at the Beautiful Turtle Rock. I absolutely love this place!! If you want privacy this is the place. Your own personal paradise!! I love this place so muck that I booked it for next year
We loved this house and definitely plan to stay here again! The location is perfect. We enjoyed checking out the island's beaches and taking excursions in the morning and then coming back to the house to enjoy the pool and sunset before going out for dinner. We loved hearing the waves crashing and watching the surfers. Blake from Knutson Property Management quickly responded to any questions we had and provided excellent customer service. Stay here if you're going to Kona!
This property is absolutely amazing. It looks just like the photos. Everything is provided that you might need for the perfect stay. Very clean, amazing location. I would say that this is NOT a place for small children. The second bedroom is detached and around the pool. It is tight and there is a small stair up to the bedroom. The elderly or infirm might have a bit of trouble with that.
Wonderful waterfront property. Newly renovated. Great views. Perfect location.
Spectacular location, and hard to beat. Waves crashing, surfers paddling out, abundant sea life for the watching, walk to the beach. What more could you ask for? Great for two couples.
We live up the mountain here on the Big Island so it was the perfect staycation being right on the ocean. We lived surfing right in front of the house and the gorgeous sunsets. The houses layout and pool was perfect.
We just returned from The Big Island after staying at "Turtle Rock" and have to say it was outstanding. We have to thank the owners of the property for sharing their beautiful piece of paradise. The property has been newly renovated and it is pristine! The location is perfect ... fair enough away from the hustle and bustle of Kailua-Kona but close enough if you want to participate in anything. Loved Turtle Rock and loved the Big Island. The dealings with Knutson & Associates was a pleasant and painless experience. Mahalo!
This house is incredible. Listening to the waves crash at night was relaxing and provided me the best sleep. Watching the heavenly sunsets I will not forget. The house is very well thought out and beautifully designed. I can't wait till my next stay beautiful turtle rock.
Had a great stay here. Location is great. Perfect for our family with two teenagers. They had their own space away from the main house. Beach supplies were a little lacking and kitchen could have had more (but we probably cook and bake more then most of vacation).
Perfect for 2 couples. Lovely lanai with one of the best views in Kona. Snorkeling right in front! Could have been cleaned better. Drawers, cabinets and closets both in bedrooms and kitchen were dirty. Floors in guest house were not very clean. LOTS of termite dropping in cabinets and window sils. Such a fabulous true Hawaiian home, but needs some TLC
too noisy and need shade screens
We have stayed at Turtle Rock five times and we love the home and location. We plan to return next summer with our grand kids.
+ Love that the new owners have added wifi We stay for a month and love this property.
+ perfect for small family gatherings. We have friends in kona and host a few dinner parties which are always we some because of the location.
- low light in bedrooms so we bought a lamp for dresser
- couldn't use wifi for espn online because I needed Warner acct number. So I couldn't watch soccer matches. l watched whales instead. Lol
- no tv in bedrooms
- downgraded BBQ grill.
The last negative was really only issue that was of significance. All others were very minor.
Overall we love this property and nick is a great addition to your staff. Always available and friendly. And we only needed his help once this trip.
The maintenance crew (pool and gardening) were very curtious and considerate of our privacy.

we hope this property remains available for rentals.

Dave and Denise

The pictures don't do the property justice. It's a great place with a spectacular view. The sound of the surf crashing into the rocks stays with you long after you depart. The private pool is also a fun addition. You will not be disappointed if you rent this house.
Turtle Rock rocks!! Our family describes our recent vacation to Kona as heaven on earth. The house is equipped with everything under the sun. The view is spectacular. We enjoyed watching the surfers daily and the sunsets too. Beautiful!! Two wide parking spots right outside of the front door. We will be back to stay at Turtle Rock!!
My BFF and I go every summer here! Location is beyond amazing! The sound of the surf, the view, watching the surfers, the sunset, the pool. We find ourselves anxious to get back to the house because it is totally faboulous !!! We will be returning next year !!! Amazing !!!!!
The view is so beautiful we never wanted to leave the house !!!! My second time there, and I plan to return many more times !!!!!
This is my 4th stay at Turtle Rock - Amazing and wonderful, so great to be able to sit and enjoy the ocean.
Turtle Rock is a great place to spend a few days on the Kona coast. It is right on the water and the pool would be great if the weather had been warmer. The house is well equiped with the only down side being the small single beds in the second bedroom.
The bathtub was not clean, there appeared to be mold inside, I cleaned it but didn't feel I needed to do so.
Overall we loved the place, the oceanview was amazing, the noice level from the street was not good but that could not be helped.
I would recommend this place and will return.
Nice property, unfortunate to have construction across the street and a tsunami. The surf can get a little noisy when having conversations and the house gets covered in salt without no air conditioning. The view is amazing and we enjoyed watching the surfers. It's a small drive to town.
Great location. Surfed every morning right by the house. Did want to go out to eat because it was so beautiful to grille local Ono and shrimp on the deck
Turtle Rock is in the best location possible! Close to town (4.5 miles), and a block away from the best snorkeling in Kona. You can even snorkel from the rocks behind the house. There is no a/c, but plenty of fans to keep the house cool. There were a few bugs in the house, and some areas could be sealed better, but this is an older house. There is a market a mile up the road, so we would suggest getting some groceries and making some meals at home to save money. All the amenities are there at the house (dishes, washer/dryer, i-pod dock, iron etc.), so that was a huge plus. Overall, our stay will always be remembered as a great one!
You can't beat the location, balcony and private pool, which is where we spent the majority of our time.
Very private, best location, close to everything. Very good snorkeling.
Loved everything about the house. Paradise.
