NEIGHBORHOOD DECORUM:
The property’s occupancy limits are strictly enforced. Please use only the designated parking spaces assigned to this property.
Please refrain from disturbing the neighbors by asking them for supplies, car rides, or any other resources. While you’re here on vacation, this is their home, and they value their peace and privacy.
Only guests listed on the reservation are permitted to stay overnight on the property.
Do not obstruct others' doorways with your luggage or belongings.
We understand that most guests are considerate, but due to past issues, we need to outline these rules clearly. Any violation will result in the immediate termination of your booking without a refund.
If arriving or returning between 9 PM and 8 AM (quiet hours), please keep noise to a minimum to avoid disturbing the neighboring residents.
SECURITY EQUIPMENT: Guests must not tamper with or disable indoor or outdoor security equipment. Doing so will have your stay terminated immediately with no refund.
GUEST VERIFICATION: The host may conduct a random identity verification to protect both the host and guest from identity theft and illegal activities. If selected, you’ll receive a link to our portal. There is no cost to you, and the process takes less than five minutes, so please complete it as soon as possible before your arrival.
SMOKING: Smoking, including the use of tobacco, marijuana, and vaping, is strictly forbidden both indoors and outdoors on the property. Smoking indoors will result in additional charges and the cancellation of your reservation. Please do not leave behind any cigarette, cigar, or marijuana remnants or butts in the unit. Doing so will result in a $50 cleaning fee. Fully extinguished smoking debris must be disposed of in the trash bin outside the unit. The property is fitted with a smoking detection device that will notify the host of any smoking activity. Any breach of this rule will lead to the immediate cancellation of the guest booking without a refund, along with the application of substantial cleaning fees. Refer to the FEEs section for further details.
HOLD-OVER TENANTS: Many refer to this as squatting, but in Georgia, it's referred to as “holdover tenants,” or previous tenants who no longer have the right to live in the property. In the event of a "Holdover Tenant", our company will have the occupiers arrested and prosecuted for corporate revenue theft under Georgia laws. Being a holdover tenant is no different than burglary or theft of property. Corporate theft takes precedence over tenant rights and can be prosecuted aggressively.
CRIMINAL AND ELICIT ACTIVITIES: Firearms are strictly prohibited on the property, whether in the rental unit, the guest’s vehicle, or on your person (except for law enforcement). Drugs are also not allowed. Any illegal activities, including but not limited to drug production or sales, prostitution, or filming (social media, live streaming, pornography, movies, etc.), as well as drug or sex-related parties, are strictly forbidden. Violation of these rules will result in the immediate cancellation of your booking without a refund.
INDECENT EXPOSURE: Any guest who opens the doors and is indecently exposed (naked) or is wearing a towel will have their stay terminated immediately with no refund.
SHARING ACCESS CODES: This is a strict violation of the house rules. Only DECLARED guests can have access to the property. If it is determined that access codes have been shared by our security team, your stay will immediately be terminated with no refund.
BOOKING ALTERATIONS POLICY: Guests are welcome to modify their booking to add extra days either before or during their stay. However, changes to shorten the stay or leave early are not permitted. Once the stay has started, it's challenging for the host to rebook the dates on such short notice.
PARTIES: Parties of any kind are strictly forbidden! This includes inviting anyone who is not listed on the reservation without explicit permission from our company. The property is reserved exclusively for registered guests. Additionally, loud music is not allowed on the premises. The property is equipped with decibel detection equipment that will alert the host if noise levels exceed 75 dB, which is comparable to the sound of a loud vacuum cleaner. Video surveillance is in place to monitor for undeclared guests and visitors, which could indicate a party is occurring. If a party is detected, the host will immediately cancel the guest's booking without a refund.
ANIMALS (INCLUDING SERVICE ANIMALS): Members of the family have medical issues that animals can/will/do cause serious health-related problems, so we are not able to accommodate animals. In the Accessibility Policy, it says, "A Host may qualify for an exemption in certain circumstances — for instance, if the service animal directly threatens their health or safety." We respectfully ask for reasonableness from our guests to not ask us to jeopardize our family’s health, because there are other suitable options available on the platform that will meet your requirements.
FIREWORKS: The use of fireworks is strictly prohibited on the property or the surrounding streets. Use of these will constitute immediate termination of your booking with no refund.
SELF-CHECK-IN PROPERTY: This is a self-check-in property. The guest certifies that they can follow the instructions that the platform rental company provides in either the house manual or the guest's check-in guide. The guest agrees not to contact the rental platform or the host before reading the self-check-in instructions sent before the guest's arrival on the platform messenger app.
CRIMINAL BACKGROUND CHECKS: Some of the building owners may require criminal background checks. If required, guests will be sent a form to be completed before check-in. This may or may not be at the guest's expense. If the guest does not pass the background check, the host reserves the right to cancel the reservation, and we will award a refund based on our strict policy. Self-check-in is not available for properties that require background checks. Data submitted for background checks will be secured or destroyed upon completion of the background check by building management.
SHORT-TERM RENTAL BOOKING EXTENSIONS ONE MONTH OR MORE: For any guest booking with an initial duration of less than one month, if the guest wishes to extend their stay beyond one month, the Host requires the creation of a new booking rather than altering the existing reservation. Each subsequent monthly extension will also require a new booking. Guests extending their stay beyond one month must also schedule a housekeeping visit within the first week of each new monthly booking.
MID-TERM STAYS: For mid-term stays (more than 2-3 months) the host does require background checks if the guest plans to stay with a multiple-month commitment. The guest can book 1 month at a time without a background check however it will mean that the calendar will remain open after the guest term as others will have instant book capability. During the month, after the 15th of the month, the guest can elect to stay another 30 days if the calendar is open.
However, if the guest would like to stay for 2-3 months on a mid-term commitment, please inform the Host ahead of time in the form of an "Inquiry" and arrangements can be made for background checks (criminal and Financial). These background checks are the responsibility of the guest to pay but the host will arrange for them.
For 2-3 month stays, the host does require that the full-term payment be made upfront to the rental platform. The rental platfrom does not pay the host immediately but will disperse funds monthly for the term of the stay, so the guest's funds are secure. All mid-term stays are still subject to the house rules.
The host does not allow long-term stays but mid-terms can be renewed after 3 months at the hosts' discretion. Host my elect to provide special colored linens for guests with stays over 30 days.
MID-TERM HOUSEKEEPING: For bookings exceeding 35 nights, a mid-stay cleaning fee will be applied and collected through the platform resolution center monthly. This is necessary to maintain the property in the advertised condition. The mid-stay cleaning includes housekeeping for all the bedrooms, bathrooms, kitchen, and living room. Host-provided color linens are the guests' responsibility to launder, but our team will make the beds if the linens have been washed before our housekeeping team's arrival. The cleaning can be scheduled at your convenience, and your presence is not required for it to take place.
LINENS: Linens should only be used for personal bathing or sleeping. Please refrain from using our white linens to clean up spills, clean footwear, or remove makeup. If the linens are stained and can not be removed, the guest will be charged $40 to replace damaged items.
RETALIATION: By booking, guests agree to act in good faith with the host. Guests also agree not to cause harm to the host's property or business due to dissatisfaction with decisions made by the rental platform or the host, including in cases of house rule violations or unresolved disputes. Guests waive their right to a trial if the host takes legal action against them and agrees to cover all court costs if the host sues.
ADDITIONAL UNDECLARED GUESTS (OCCUPANTS): This property has a strict occupancy limit, and extra charges will apply for any guests exceeding that limit. Please check the listing details for more information. If the host notices people entering the property on security cameras who don’t leave, the guest will, at a minimum, be charged for the extra occupants, and in some cases, the host may terminate the stay. The fee for undeclared guests is $60 per person, per night, for the entire duration of the stay. Any additional guests must provide the host with their full contact information. This policy applies even if just one extra person is added. Additional cleaning fees may also be applicable.
REMEDIATION OF PROPERTY COMPLAINT: After reporting the issue to the host or rental platform, the guest agrees to make the property available for the host to remediate any problems. The guest agrees to allow the host (or their representatives) to come in at any time to rectify the problem.
LOCAL LAWS: Any criminal activity will be reported to the rental platform and local or state authorities. The host will terminate the reservation immediately. All charges for the reservation will be due to the host.
DOMESTIC VIOLENCE: If there is suspected domestic violence on the property, the host will immediately terminate the reservation. Guests will be asked to leave the property. All charges for the reservation will be due to the host. Perpetrators may also be subject to prosecution under local laws if the police are called. This is a strict violation of the house rules.
INTERNET USAGE: Business and casual usage are acceptable. Guests cannot use the property's internet access for illegal activities, malware replication, file sharing, crypto mining, or electronic service hosting. Violations will cause the reservation to be canceled immediately, and all charges are due.
PROPERTY MAINTENANCE: We prioritize the smooth operation of our properties to ensure our guests have a satisfactory experience. Maintenance is scheduled at all our properties on Fridays and Mondays. Guests are expected to allow our team access during these scheduled times, as well as in emergencies. Our company will inform you of the specific day your unit is scheduled for maintenance. The typical maintenance window is between 9 AM and 12 PM, although pest control may occur outside this window. Maintenance tasks include pest control, replacing blown lights, changing batteries in digital locks, checking for water leaks, and more.
Emergencies are considered a special event. Guests are required to allow our company or its representatives access to the property immediately. These events must be reported immediately, and we will coordinate with property management if necessary. Not doing so will result in the immediate cancellation of your booking without a refund.
MISCELLANEOUS:
All guests staying on the property must be listed in the reservation. Residents should contact the host before making a booking.
It is strongly recommended that guests and their declared occupants have renters' insurance to protect their belongings in case of a natural disaster or fire. Candles are not permitted.
The host expects the property to be left in a clean condition upon checkout.
Our company properties are equipped with video surveillance around the EXTERNAL premises, recording any parties, excessive deliveries, or undeclared visitors.
Guests must provide a functional phone number in their profile for the host to contact them. Failure to do so may result in the cancellation of the reservation.
Guests are asked to avoid cooking foods with strong odors, such as garlic, onions, or oil-fried foods like fish, as these smells cling to furnishings, walls, and drapes and are difficult to remove. Refer to the "Excessively Dirty Property" section of the FEEs for details.
We use automation to generate access codes for properties, but it may not always work perfectly. If you encounter access issues, please contact us via phone or the platform app, and we will respond as soon as possible.
All furnishings must remain inside the unit. No chairs are allowed on the porch, patio, or deck unless outdoor furniture is already provided in those areas.
WAIVER: By agreeing to these house rules, guests waive the right to sue the property owner for loss of valuables, damage to vehicles, inadvertent personal injuries on the property, guests being assaulted by listed guests, or undeclared guests. The guest will not file a frivolous lawsuit against the host nor sue the host's insurance policy.
FEES

- $500 for Cigarette, Vaping, or Marijuana - Smell removal treatments
Additional cleaning fees are not covered by the per-stay cleaning fee.
- $200 for excessively dirty property can be charged for the following, but not limited to: Dirty dishes in the sink, burned food on the stove-top, or burned oven. Sticky floors, stains on the furniture or walls, vomit, feces, strong food or smoking odors, or unknown substances.
-$40 for damaged linens due to stains unrelated to personal use.
- $200 to replace lost physical keys or parking permits, or access cards, etc.
- Pet Deposit: $250 per stay
- Pet Fee: $75 per stay
LATE CHECK-OUT FEES
- Up to 1 Hour - $50 Late Checkout Fee
- After 1 Hour - Full night base rate (without discounts) after 1 Hour. It does not award the guest a full-day normal stay. The guest still does not have a reservation.
- After 2 Hours - Full nightly rate per day, plus per night cleaning fee of $75. The guest still does not have a reservation. The Guest will also cover the next guest booking reservation for their stay (if back-to-back bookings exist and require cancellation of the next booking).
IMPORTANT: The host reserves the right to call law enforcement if the guest does not leave the property within the first 2 hours after checkout time. Law enforcement will be given code access to the property, and guests will be escorted off the premises.
Reviews
