House was clean, perfect size for us! View was awesome, location the best! Quiet part of beach and the beach combing excellent! A 10” fully intact welk rose quartz and topaz quartz found just in front of house. Master bed—- vey, very FIRM, but we travel a lot and had our 3”tempurpedic mattress topper so all was well! Kitchen was ok.... cooking pans could be updated, but no biggie. It was very cold two days, discovered hot water heater is in attic so water for showers was lukewarm... again no biggie! The views and location took care of any minor issues! Cell reception was fantastic! Outdated TVs.... but no problem for us! We watch news and we had our own devices for that! We are planning to rent again in Feb/March!

We couldn't have hand picked a better beach house. The view from the deck was amazing. There was a breeze every evening we were there. My wife and I slept in the master bedroom. It was very comfortable. The house was very clean. My wife thought the sofas in the living room could be updated, but other than that, we were completely satisfied and we would definitely rent the same house again

We had a wonderful time! Great location.. first time staying beachfront and I would go back tomorrow if I could! Definitely plan on renting here again in the future!

Such a great time and perfect location. We travel to the beach every year and this has been the best location so far. The house was so nice and well layed out. The beach was quiet and peaceful, not much traffic. This is an excellent family stay!

Love this sweet house. Very spacious and comfortable. Beachfront and adjacent to access road. Quieter end of Bolivar Peninsula but close enough to everything you may need. This house can sleep 11 but we only had 4. The bed arrangement was perfect for my older teenagers, instead of a place with bunk beds. Plenty of room to add air mattresses, etc. Includes park style grill, picnic table downstairs, tables and patio chairs upstairs and excellent linen service. Will stay here again for sure! ♥

The house was perfect for the two of us and it was pet friendly. It had everything we needed very clean and exceptional views.

First let me say we plan to rent this location again next year! Loved the open floor plan...the master bedroom was very spacious and quite a welcome surprise. The entire family was able to stay due to the spacious rooms and areas. The location was perfect....right at beachside. Couldn't have asked for anything better. Definitely recommend that others give it a try!

The house overall is really nice. No wifi but that was not a big deal since we were there to get away and enjoy the beach. Hard to find a better house on the beach for the price.

Great location on the quiet end of peninsula. We had a family weekend together and loved it. The cabin was nice and clean and I would stay there again.

I recently took my 4 grandchildren and daughter to the Texas coast for our Spring Break. All children are under 12 so this home right on the beach was perfect for us. We have an early break, so for our stay, the beaches were quiet. There was plenty of room for the kids to play, watch DVD's and just be kids at the beach. The large wrap around balcony, covered carport, hoses to rinse off sand worked very well. My only complaint is the fact vehicles may drive on the beach which is out of the control of the rental agency or owner.....guess it's a Texas law.

Our family had a fabulous time! We took the dogs and were pleasantly surprised that the deck had a gate which allowed the dogs access to the outdoors. Being so close to the beach allowed them to see us at all times. The grill provided is just for hamburgers and hot dogs so don't expect to cook a brisket or larger cuts of meat. Great time to be at the beach! Our family thoroughly enjoyed it and intend to return!

Planned for relaxing family mini-vacay. Very nice, quiet location. The cabin is the perfect size and design. The only problems we had were maintenance related: On the stairs going up to cabin were several rusty nails sticking up (my son hammered them down)that could have caused a nasty cut. The cabin was picked up however there was hair and dust on the floor and furniture. We had to clean before my kids arrived with the grand babies with only a broom and the cheap sponge mop worn out (we bought a new one and left for the next renters). The sofa/beds are terribly worn out and uncomfortable and should not be listed as a sleeping option. My daughter and her son tried to sleep on them and neither could sleep so only stayed one night. Very disappointing... However, we did have a nice time and it would have been perfect if not for these issues. The cabin is lovely and in a lovely, quiet area of the beach.

Excellent location on the beach. Big deck overlooking the gulf with great views. The house has a great lay-out (big kitchen, big master), however it is need of a bit of TLC... Several lights below the house were burned out - had to grill in the dark with a flashlight. Kitchen cabinet laminate is peeling. Living room furniture is worn and needs replacing. Cobb Real Estate was pleasant to work with, but the cleaning crew left two bags of dirty linens from the previous guests. We called Cobb to have them removed, but nobody came by.

Location is super with great views of ocean! Nice home on a very quiet part of the beach. Only downsides are no outdoor shower and inadequate BBQ grill. However, the location more than makes up for these!

Great location in the Caplen area and you are only steps away from the beach. Overall, the house was in good condition but living room furniture is showing lots of wear and tear, bed in master bedroom extremely hard, and cookware is old and unusable. We still had a great time though and will use Cobb's again next year.

This beach house is set at the end of the road about 5 minutes away from the hustle and bustle. It is a great place to relax with a great view of the beach. The inside is spacious and clean. The photos reflect a queen in the Master, but it is actually a King. The only draw backs were the King bed was really hard and the queen beds were really soft, but that is all preference. This house can sleep 8-10 with the sofa beds.

We had a very good time. Loved the location. The house was all we needed. I will be looking for a bigger place with handicapped features for next year. I will not be able to use the stairs anymore.

Location was wonderful! The beach house was a bit tired. It needs some TLC.

Everything was perfect, gorgeous view from every room in the house, home equipped with everything we needed, very easy checkin and checkout procedures. My only comment is the bedspreads should be laundered in addition to the sheets because all three bedspreads had some stuff on them, not just stains but dirty spots from other guests that should have been cleaned before we arrived.
