Red Awning associates were quite helpful and responsive, which was great since I had zero returned emails or phone calls from Wayne at Sunsets over a 2 month period, and the front desk was adamant that they were not to be involved with that portion of the rentals. I would recommend the location if the property manager was attentive.

We had 4 adults in this unit and it was extremely comfortable. Of course, we were on the deck most of the time due to the beautiful veiw! The front bedroom was comfortable, I can not say 'quiet' because of the surf. We were there on a EXTREME high surf time and it was loud. We are beach people so we are used to it. We did need to close the sliders at night due to the beautiful noise. We found this condo very comfortable, temp wise we were never hot. The bed is super comfy and had many different pillows to choose from. Very well equipped with coolers and beach stuff. very well maintained and clean. I will definitely be returning!

We love falling asleep to the sound of the ocean. And this place is perfect for that! Also just the calming views of the ocean - not to mention the occasional whale sighting. Love the microwave drawer and the globe stove fan. A handle fell off in the kitchen and was fixed almost immediately. We absolutely loved our stay and highly recommend! We had a wonderful experience staying in 317 and the view really can't be beaten. There was plentiful parking, a fully equipped kitchen and several stand up air conditioners. I would suggest updating the living room furniture as it is stained outdated and a little uncomfortable to sit on.

The day before our arrival, we received a call letting us know that we were able to check in early. What a terrific surprise. When we arrived, the first thing we noticed was how beautiful the view is, it is breathtaking. The entire condo was immaculate and you could tell that the owner put immense thought into making it comfortable for guests. We had access to sunscreen, bandaids, plenty of towels and beach gear! The ice chests made our trips to the beach so nice. The location was ideal. We even walked down stairs to get a bite at Da Poke Shack, which was outstanding. I would LOVE to stay in this unit again.

We loved this condo. The decor is even prettier than the photos show, the view of surfers and lagoon and waves is incredible. The sound of the surf was a treat. The lanai was totally clean and comfortable and inviting. The place is very thoughtfully stocked for the perfect vacation. I was so pleasantly surprised again and again. The beds were very comfortable and it was just an ideal space and location. <br/><br/>The only suggestion I have is to get new dining room chairs as the present cloth sling chairs have sunken seats and the little pillow don&#x2019;t make up for it so it is very uncomfortable to sit at the table and eat. Any size person also ends up sitting very low which is awkward and not inviting. <br/><br/>The ease of getting there, the little beach out front to dip your feet in the water, the proximity to the ebb and flow of the waves and the ease of getting to Kona, South Kona, and the mountain communities was just fantastic. I would stay again in a heartbeat. The condo even has a notebook with details on the history of the region, guidebooks, and curated books and movies about Hawaii. I soaked it all in and really appreciated the thoughtfulness.

Furnishings, appliances, kitchen tools, storge areas, cabinets, beach toys & directions are excellent, well labeled and fairly new. An example of the thoughtful furnishings: the porch has a third (excellent) fan, sun shades & a light. Lots of (higher end) towels, a walk-in shower, excellent (firm) mattress. One of the most enjoyable condos on Hawaii maintained as though it was your home.

I had an incredible stay at Kona Bali Kai 317, with its waterfront setting and breathtaking ocean views from both the bedroom and living room. It was impressively practical and thoughtful, making it easy to feel at home. The availability of a washer and dryer was a much-needed convenience during my trip.<br/><br/>The Condo itself was incredibly comfortable, providing a cozy retreat after a day of exploring. But what truly stole the show were the mesmerizing sunsets that painted the sky every evening. Falling asleep to the soothing sound of the ocean waves was a magical experience that I won't forget. Highly recommended for anyone seeking a serene and unforgettable getaway!<br/>One more delightful highlight of my stay was the fresh and delicious poke available downstairs. <br/>

The view is unmatched- watch the surfers and sea turtles from your balcony. This condo was also the best equipped of any of I&#x2019;ve stayed in on the island or otherwise. It had beach towels, two beach chairs, a beach umbrella, several fans, laundry and dish soap and even extra toiletries including bug spray and sunscreen. The kitchen had seasonings, grill supplies and everything you need to pack up a picnic. Yes, the back bedroom is warmer, but crank up the air and keep the door open and it&#x2019;s fine.

Our week at Kona Bali Kai 317 was most delightful the condo was better than we expected the location was perfect. We would rate it at 5 stars in all areas. The only comment is that the refrigerator ran all the time and was laboring it should be looked at by a repair person. The front door screen needs some kind of hook to keep it open as it hit one in the rear when entering. All in all, the condo, location & etc. was better than described.

We were very happy with our unit. It was well appointed, comfortable and very clean. We especially appreciated the grab bars in the bathrooms and the sunscreens on the lanai. We loved the view from the lanai and spent most of our time there. And we enjoyed hearing the sound of the crashing waves from our bedroom at night. Additionally, the manager was very responsive to any concerns we talked to him about. We wouldn't hesitate to stay there again.

Well stocked in general. Beach chairs, coolers, umbrella, boogie board, beach towels,sunscreen, bug spray spices. Wayne responded fast.<br/>Air conditioner is a mini split in LR. There are fans to blow air around.

The condo we stayed in was very nice, well equipped and clean. Decorated very tastefully and a good size for 3 adults. Beds were comfy and it had everything we needed! View was spectacular! We always go for an air-conditioned unit but we vacationed in October and we';re promised a good breeze and we got one. We were very comfortable with the temp of condo and there were lots of fans as well. Very nice place!

Loved everything about this unit! Stunning views, close to highways, as well as close to shops, dining and more. The extras (kitchenware, beach chairs and umbrella, coolers) made this condo unit beyond superb! Being within sight of one of the best Poke places on the island was also a HUGE plus! This is a great unit for couples or families with littles, teens or older folks. This condo is not like any other waterfront condo in Kona. The private beach area, never ending sounds of waves, as well unimpeded views of the ocean, surfers and sunsets makes this location one of THE best on the Big Island.

Had a wonderful stay in Kona Bali Kai for 8 days. We love the ocean view in our patio & is conveniently located to beaches close by. The living room & kitchen are updated & complete with amenities. We will definitely go back & stay @ KBK. The only minus factor was the elevator not working & the manager didn't notify us prior to our stay.

The view from the balcony is wonderful & the place is cute. It is near a little strip with food and shopping. The poke spot in the building is excellent. I'd stay here again.

This place was magical! I had never been to the big island before, and we had come here after staying a few days in Oahu. The BI is very different, with all the lava flows and its many climates. The beaches are not what you would expect because of the lava rock, and the island itself is pretty much either Kona or Hilo, with lots of open land in between. But the unit at Kona Bali Kai was the perfect start and finish to every single day there. The sunsets are spectacular from both the patio and the beach below. The complex itself is very close to restaurants, stores, markets, and running paths. You are literally close to everything, and when you are in the unit, you feel like you are in paradise at home.

The view from the patio is absolutely amazing!!! This rental was very well stocked and had everything we needed. We will definitely be back!

On our first morning in the condo, we headed out to buy groceries but could not get out the door. The deadbolt lock broke, and we were trapped. Eventually the Kona Bali Kai site manager came and rescued us by passing a screwdriver through the louvered window and telling us how to dismantle the lock. I suggest that the owner either install a new lock or cover the hole where the old lock used to be, but not merely re-install the old lock. The problem could recur but with disastrous results. Anyway, after that initial disruption, our stay at the condo was excellent. What we like best about Kona Bali Kai is how close it is to the water. We love to see and hear the waves crashing in, all day and all night. I think you should stress that in your advertising. You can't get closer to the ocean than this, without risk of drowning.

Our condo rental at the Kona Bali Kai fit our needs perfectly. The location is centrally located to shopping, dining, and beaches. The unit was clean, well appointed, and had everything we needed. Highly recommend a stay here...will NOT be disappointed.

This condo and the view is so beautiful. Convenient location and everything you need to enjoy your stay. Very clean and comfortable. The kitchen has been nicely remodeled and the furniture was very comfortable. We loved seeing the turtles in the lava pool every morning. The master bedroom bed was very comfortable. We loved listening to the crashing waves as we slept. Spent a lot of time on the lanai watching the surfers. We had a very comfortable and pleasant stay here. We were very happy with our choice. I would recommend this condo to others and would stay here again if we return.

Unit 317 at the Kona Bali Kai was all we had hoped for ...great location, well-stocked, well-appointed and clean. A plumbing problem was dealt with immediately. We would not hesitate to stay there again.

Over all thhe place was clean. But the tile floors need to be steam cleaned they are very DIRTY my feet on the bottom looked like I had been walking in mud from the first day on.

Needs more storage for clothes. Other wise the unit has it all.<br/>

The beds were too **** hard. Everyone lost sleep and had sore body parts.

The oceanfront view from the lanai is amazing. The condo is a couple miles from the main town area so you're far enough away, but close enough to drive or take a cab in if you want to enjoy a night out.<br/><br/>It was convenient to have Da Poke Shack downstairs as we enjoyed a couple meals from there. <br/><br/>The bed in the master bedroom was a bit firm for my liking and the furniture is a bit dated, but those would be my only very minor complaints.

The unit was in a great spot, although not walking distance to town. Great view and the crashing waves to lull us to sleep was fantastic. The unit itself was very clean, but dated. Badly needs an upgrade. The bed was hard as a rock and the linens were very cheap. DVD player did not work and no land line.. Wifi was provided and the cooler and beach supplies were great. Had in room washer and dryer so that was a plus. Had a great stay on the island and you are not in the room much, but definitely could use upgrade all around, ESP bed and bedding.

we had leeking ceiling in the kitchen that ruined our stay. It took 1 day and a half to fix. Otherwise, it would be good. Should be some refund for such experience

Fantastic location and value in paradise. Sunsets every night over the water. There is just no way to beat the beautiful waterfront views from the lani and the sounds of the ocean waves all day and night. Fabulous. Tidepools with turtles and all kinds of sea life kept the kids busy every day. Great BBQ facilities right out front. We left some laundry in the dryer and management was fantastic in helping us get it back.

Overall this was a nice unit for great location, nice lanai/deck, great views, BUT, it needs some repairs and cleaning. Lights in bedrooms and entry did not work,master bath needs a good cleaning, and rust is showing in parts of unit.

Overall, I'd give 4 1/2 stars. Clean, comfortable place. Kitchen well stocked with utensils; plus bonus stuff like coolers. Never watched TV the whole time, just sipped wine on the balcony and watched the ocean. Best part was the management: very accommodating. The only thing that made it a bit less than perfect is one bedroom faces the street and outside corridor with little sound insulation: quiet enough at night but less so after 7 or 8 AM.

Loved the location, view and totally relaxing atmosphere! We would love to come back!

The unit was oceanfront and had a lovely lanai for dining and general enjoyment. I highly recommend this unit.

We enjoyed our stay but the TV in the common area is tragic, we didn't get all the channels and had to watch football in the bedrooms. we moved one of the tables and the amount of dirt under it was gross.<br/><br/>The Poke Shack was a definite bonus.

Have stayed many times at KBK because it has the best view from the lanai, best poke shop on the grounds, turtles, dolphins and whales out front and just two miles from the best snorkeling at Kahaluu Beach Park. The unit has everything you need for a pleasant stay right down to beach mats and ice chests.

Have stayed several times at Kona Bali Kai and love the place. Units 317 sits right above the pool where the turtles hang out. From your lanai you see dolpins, turtles and in season whales. You are close to shopping, resturants and great snorkeling sites. Compared to other units at KBK the unit is a bit dated. But who cares, you'll spend all your time on the lanai. We love coming to this unit and will continue to return in the future.
