As they say - location, location, location - and this place has it. The bed and pillows give a great rest. There are 2 bathrooms - great for after a full day at the beach. Even though it is the warm time of the year there are fans and shades for the windows. The property management is absolutely awesome! Thank you Hunter for your excellent customer service! Great location. Loved hearing the sound of the waves. Very clean. Would stay there again. <br/><br/>The only negative, they needed to wash the new towels before setting them out, as you got blue lint all over yourself every time you dried off.

If you love looking out at the ocean from morning to sunset, then you will LOVE this condo! The views are stunning. The condo is nicely decorated, comfortable, clean, with a well stocked kitchen. Most of all, we loved eating breakfast and sunset dinner on the outside patio over the ocean.

Knutson provided excellent and responsive service.<br/><br/>The condo was fantastic. Very large space.<br/><br/>Most importantly, that lanai. We sat out there almost 24 hours a day just watching the ocean and the surfers on Banyon Break. So absolutely amazing.

We enjoyed our stay at this condo. The sunsets and moon sets were amazing! We also enjoyed the surfers every day. The location was very convenient, close enough to town but away from the busy area which makes it easy to head out in any direction. The unit was clean, spacious and bed was comfortable (which was a big plus). We enjoyed our meals on the lanai but the outdoor furniture wasn't very comfortable. The lack of AC did lead to a few uncomfortable nights even though the unit had ceiling fans and another large fan they didn&#x2019;t cool the unit down much. Before our arrival I asked the management company if there was a small cooler, beach towels, or portable beach chairs that we could take off the property. I was told there may be chairs in the storage area on the 2nd floor but no cooler or towels so I packed our beach towels. When we arrived, I checked the storage areas and they were either locked or nothing in them. The unit ended up having a small cooler and a couple beach towels. It would have been nice if there were a couple portable beach chair to take to the various beaches on the island. We had an issue with the kitchen faucet and reached out to Knutson & Associates. They were very responsive and had a repair person out the same day. All in all it was a great unit for our stay great.

You can';t beat the ocean front view here, the condo is comfortable and has everything that you need. This was our third stay in this unit, we just love it. The rental agency was very responsive and helpful also. Banyan Tree 404 is highly recommended for a wonderful trip!

The place was beyond words. The view on the lanai was spectacular. The place is comfy, pretty private and fans were super helpful with cooling the place. It's also very clean and has a lot of amenities including washer and dryer that were super useful. We were in constant communication with the host and he helped us a lot when we needed it.

This was our third stay in a Condo in Kona. And I must say we enjoyed Banyan Tree 404D tremendously! The views are incredible. It is away from the busyness of downtown (which suits us perfectly). This makes it easy to head out on adventures in any direction. Tip from experience, don't worry about the lack of AC. There are multiple fans: we placed one at the entrance screen door, another at the hallway corner, and another pulling from one of the living room patio doors. Within 30 minutes of sunset it was cool and comfortable. The sunset view is amazing!

Wow! Wow! Wow! Between the sunsets and watching surfers, whales, dolphins, turtles and the reef fish in the water below, it was hard to leave the lanai every day. We bought some binoculars at Costco for watching all the action.Knutson & Associates were helpful and responsive. They dropped off 3 boogie boards for us to use in a just a couple of hours after we called.

This is the second time we've stayed in 404. We live the locations, being right on the ocean and watching the surfing and sunsets here. The condo feels like a home, but is due for some minor touch ups. Overall though, it worked great for us. Kona town is just up the road and there is a nice little market across the street for snack and cold drinks. Blake and his team are awesome and made sure everything was great for us. I would highly recommend renting from Blake!

Ac would have been nice it was very hot when we were there And having the dryer going when we got there was a bad idea and was over loaded too.They need to do the laundry some where else The place it self is awesome the view unbeatable .We had the pool pretty much to our-self.And the books where great too The artwork is fabulous. The house keepers had the window open and it clearly say please keep window closed .So if I owned this beautiful place I would be upset that the house keepers are not doing what the owner has asked.I own a cleaning bushiness so I'm very picky about that kind of thing. It could have been cleaned a little better just needs a deep clean but not unlivable . Over all I love the room but diffidently needs AC in August I know it was hotter then usual .But still would be nice.We would stay here again

This condo is situated on the 4th floor overlooking a favorite surf break. the view is spectacular seeing colorful tangs and other fishes below in the surf. the unit is very clean but needs new towels as many were ready for the rag pile. time of the year to visit needs thought - we unfortunately picked the hottest time and with no AC. With all fans running, it was unbearable with a temp range between 85-90 F constantly. Furnishings were Hawaiian style very nice. bedding was comfortable and the lanai was spacious. Ashley and Elona were very helpful prior to our arrival but Blake needs a brush up on his customer service relationship.

This is a great condo in a great location...right in front of the Banyan surf spot. Knutson & Associates made the whole process super smooth too. We look forward to visiting here again.

We had a great time at 404 - the unit is otherwise quiet except for the ocean waves noise, which we really enjoyed. It's good point to plan visits throughout the Big Island.

We came here for our first anniversary and had a great time. The Sea view was of course very beautiful, house was clean, the bedroom (and the attached tub) were romantic, the kitchen was stuffed with a lot of cookware, dishes and some basic stuff like salt, oil, vinegar.<br/><br/>2 bathrooms made the "getting ready" quicker. the location was closer to safeway/walmart/costco. Alii drive had nice mini-downtown kind of setting a couple of miles away.<br/><br/>The two things that I wished for were Air conditioning (it was very humid, even during nights), and some bathroom stuff (soap, shampoo etc.). Other than that, it's perfect.

This was EXACTLY what we were looking for. We wanted to not only have an ocean view but also wanted to really enjoy the sound of the waves from our condo in Kona. This unit was PERFECT! Whoever designed the rennovations here really put thought into it. Beautiful design. The bedroom is oceanfront so you can hear the waves while you sleep too. The open floorplan is awesome but they also have sliding walls in case you needed to close the bedroom off from the living room while you are there.

Beautiful ocean front Condo, with a wonderful Lanai to watch the surfers, we spent so much time out there relaxing... just what we needed... the only downfall is that there is NO air conditioning in the unit, and with no tradewinds, it was pretty miserable a couple of the hot humid nights.. but we kind of climatized to it, after a few days. If there was a portable air conditioner placed in the bedroom, it would have been perfect. We had a great time, and it was perfectly located. Didn't use the kitchen much, because we didn't want to heat up the Condo anymore than we had to. To be honest, we will only stay where there is air conditioning from now on. It's a simple fix, so hopefully this unit will make the small investment on a portable air unit.

Overall our stay there was great. The condo was well stocked and appointed. The view was spectacular, and we had a great time watching the local surfers, as this location is a big surf hot-spot on the island.<br/> <br/>The ONLY major complaint we had was in regards to the parking. This listing should have stated that there was no assigned parking for the unit, as we found out that the owner’s vehicle was parked in the only assigned slot for unit 404. For the most part, we were able to park in on of the “guest” parking spots. However, there were times that both “guest” parking spots were occupied, and we had to find street parking down the road. We were afraid of parking in the gravel area, as this was a tow away zone and did not want to risk having our rental car towed away. On days both "guest” spots were occupied, I would have to check throughout the day when a “guest” spot had cleared, so I could move my car from the street. This was a bit of a hassle...<br/> <br/>If the owner wishes to leave his car in the assigned spot, perhaps the listing should make mention of this parking arrangement.<br/> <br/>

The view and location of this property were exceptional. We very much enjoyed watching the beautiful sunsets and all the activities out on the ocean. The pool area was also quiet, clean and tidy. The barbecues were satisfactory.<br/><br/>However, there were a few areas which require attention in our opinion: (1) Though the online pictures make the kitchen appear new, it is quite dated and congested. (2) Despite extensive efforts to keep the condo cool (closing blinds and curtains, constantly running 4 floor fans and all ceiling fans, opening windows/doors to allow cross ventilation), it consistently stayed hot throughout the space, even at night. (3) The dryer was unable to dry clothes in a timely fashion (~3 hrs/load) (4) We were told on 2 occasions that we shouldn't be parking in the guest space. We should have been using space 404 but the owner's car was parked there (we were asked to pass this info on to Knutson & Assoc. by a lady associated with the building upkeep). (5) We couldn't determine which outdoor equipment in the storage locker belongs to unit 404, so we didn't use anything. (6) The floor fans were extremely dirty.<br/><br/>Generally, we enjoyed our stay in unit 404; however, a few much-needed updates to the kitchen, living room blinds, and installation of A/C would have improved our experience.

beautiful condo. 2nd keys on desk weren't for the condo or elevator, we bought and left new peeler and scrub sponge, none there, no small frying pan, fridge side oily, no colander, almost fell from broken chair on deck, wet sheets left in dryer we hung and folded. Otherwise, wonderful, better attention to detail and it would be flawless. Perhaps a shower curtain, shower always sprays on the floor. Mishap in parking before I understood overflow, I parked in car wash, building manager assumed I left dirty diapers and garbage and put them on top of my car, rookie decision, as if they were ours. Condo, bed, lanai, kitchen, all lovely. Instructions on using auxiliary speaker would be helpful. We didn't use dishwasher or clothes dryer.

I love the sound of surf and this place certainly delivered. It's soothing ambiance was glorious.

Location was perfect. Literally as close to the water as you can be. The condo was stocked with most things that we needed for a comfortable two week stay. The property was well managed and in close proximity to a lot of great shopping and dining.

We really enjoyed our stay at this condo. Very clean. The view is more amazing than photos can show. We loved watching the surfers and could even see fish and turtles in the water! The bed and furniture are very comfortable. The lack of air conditioning did lead to a few uncomfortable nights. There are several fans provided in the unit, but we didn&#x2019;t seem to be getting much of a breeze off the ocean during our stay in August. Having a clothes washer in the unit was great. The drying rack provided did the job for our things and we did not need to use the dryer, which was great considering the inefficiency of it due to the venting system. The kitchen had modern appliances and was well stocked. Overall this is a great condo!

We had a great time. Sleeping with the sound of the pounding waves was incredible! It was comfortable and clean. The only recommendation we would make is for there to be more comfortable pillows. The pillows were so large it was hard to sleep on them. Also, AC would be nice and maybe a basket of toiletries in the bathroom for emergencies...Other than those small things, it was great!

The location was A++. The sound of the waves was great. Being on the 4th floor really improved our already great view. I wish the lanai furniture had been more comfortable but the view made up for it.

Banyan tree 404 and the entire property is great. We were right on the ocean and could listen to the waves all night. The balcony was private and is where we spent most of our time at. Only downside was no air conditioning, and that made it unbearable to be in the condo itself unless we absolutely had to. But it is Hawaii, and you shouldn't be inside anyway. Would recommend to anyone.

This property was more than perfect for us. The view is a million dollar, jaw dropping view. Wow. Beautifully decorated, VERY clean, no issues of any kind! We WILL be back! Thank you SO much for an amazing experience.

Incredible. A bit cramped in bathroom but so what, it's Hawaii. Could have used basic spices in the kitchen like salt, pepper, and some others. Also, oven difficult to control heat. Overall, great place

I was a little concerned about the lack of a/c but I would have probably never opened the windows and missed the great breeze and sounds of the surf...the best I have slept in a long time! It's a great location...I really enjoyed watching the surfers in the morning and the proximity to town and the local beaches. I was there to cheer on my friend in the Ironman and it was the perfect home base! Pictures provided on the website were right on...or maybe didn't do the view justice! I would stay here again.<br/><br/>I didn't really have need to contact the owner/manager so I suppose that says it all!

We were literally on the water. This unit is small but had everything you need for a perfect stay in Kona. Waves crashing right below us with surfers every mornin and evening to entertain us! Walked a block down the street to a local poke store. Close to everything! We will definitely return!

This is a lovely place with incredible views. Location is great for snorkling, diving and surfing. No AC, so a little warm but cool ocean breezes help a lot. Very romantic and peaceful!

Can't beat the view! Nice quiet building with easy access to everything you need in Kona.

Overall the condo and location met our vacation needs. The mornings and sunsets on the lanai were absolutely stunning. The condo lacked air conditioning but with the fans on non stop, it was tolerable. I found it interesting that the cleaning instructions mentioned the guests pay to have the windows cleaned by a local business. Overall our stay was nice.

A wonderful spot to relax with the hypnotizing sound of ocean waves. You can watch surfers from your bed! The condo was very comfortable and well stocked. The Hawaiin themed decor gave an authentic island vibe. The owners pride in their special spot came through loud and clear. A real gem!

We loved the location above the waves which lulled us to sleep every night. Couldn’t even hear each other snoring!! The space was clean and had what we needed for our short stay. We would stay here again!

We had a lovely time staying at Banyan Tree. The location was perfect for us and being right on the ocean was such a bonus. Right next to the property is access to the ocean for surfers along with a popular reef break. We saw them every day and enjoyed the entertainment. The property is well maintained and overall very clean. Just a couple miles down the street is a perfect place to snorkel at Kahalu'u State Park.. The kitchen is a bit sparse for cooking utensils and the knives a very, very dull. We only went out for a few meals so this was not ideal for our stay. Other wise everything worked well and we would return for another stay.

Wonderful condo, right on the ocean. The waves lull you to sleep each night and the surfers are fun to watch. 20 minutes walk to Magic Sands beach and the Poke Shop is just two doors away. Air conditioning is nonexistent but plenty of fans provided. Don’t bother using the dryer, the suite will get hot. Just hang your clothes overnight. Job done. Some upgrades needed but that will come in time. We will definitely be back. You will need a car to get to Kona or anywhere else on the island.

Property was very clean, and all amenities you need. We did have some difficulties with tv at times, but we didn't really need it in that special location, 10 out of 10. Air con would be the icing on the cake we would def come again.

My wife and I had a wonderful time at the Banyan Tree. Great location next to beaches and restaurants. There's even a convenience store across the street for essentials!<br/>We had a great time relaxing on the porch, enjoying the view, and being entertained by the surfers.<br/>Looking forward to our next visit!
