This Alii Villas condo was so Great! We walked into the village every day. Enjoyed the sunsets at the condo and loved the pool and bar-a-area. The condo itself was equipped with everything we needed - even extra beach equipment. The balcony was peaceful and quite large. We definitely would return. (great king bed)
This condo was extremely clean. They were so thoughtful and left us a welcome gift. It is very spacious. The view from the Balcony was breathless in the morning and watching the sunset with a nice drink. They have everything you will need to go to the beach. The location is centralized. We had a car for 3 days and then road the bikes and walked for the remainder of the time because nothing is far from there. We would definitely stay here again and refer our friends and family. Additionally working with the management company was extremely easy and they are very kind.
This place was exactly what it's advertised as: a very central apartment, well maintained, priced at a great value, with professional property managers to make your stay smooth.<br/><br/>We traveled with 2 small kids (ages 1 and 3.5) and the 1BR unit was plenty big enough for us. The pull-out sofa was super comfortable for the kids (and even for an adult, too). Kitchen, bedroom, bathroom -- all modern updates and very clean.<br/><br/>We were very active on this holiday, spending very little time in the apartment itself. (We didn't even use the complex pool.) But if you're looking for a super central place -- yes, you can easily walk right into town -- to sleep at night, prepare food/meals, and have reliable property managers should any need arise, this is a terrific choice.<br/><br/>View of ocean from patio was lovely, as was hearing it at night. :) Special callout, too, for all the scuba/beach gear which is provided free of charge, ie chairs, umbrellas, sand toys, etc etc.<br/><br/>Would absolutely stay in this same unit again and highly recommend in particular the agency, Knutson, who manages it. Flawless and responsive communication throughout.<br/><br/>Thank you!
Weather is always perfect including to overnite rain storms that cooled things down and entertained. My host provided plenty of suggestions for places to eat/drink & things to do!
The apartment was exactly as described. Very cozy, clean and delightful.<br/>We wouldn't hesitate to stay in that same apartment again and again.
Very nice unit. Comfortable and quiet, everything in good working order. Only downside was 3rd floor stairs only.
I was very satisfied with our stay. The only change I'd make would be to request a rental on the bottom floor.
Alii Villas is very well located to all of Kona's amenities. Our villa was just as promised and wonderful for the two of us. Well-stocked with all sorts of beach equipment. We inadvertantly picked the IronMan Competition Weekend for our visit so if you don't like crowds of people this is not the time to be in Kona. It also was very warm, and although the unit had fans, the lack of A/C impacted our ability to sleep as well as we would have liked. The unit was immaculate, the property managers helpful, and we would definitely return.

For the price, and for pretty low maintenance people like myself, this was a great place to stay! It seems like all the points made in negative reviews were fixed or either posted by people who had too high of expectations
We have mixed opinions of Alii Villas. The condo was exceptionally clean upon arrival and had everything we wanted. It is about 1 mi from town, an easy walk or bike ride and close to many surf and snorkeling spots. The management company was extremely responsive in resolving an internet issue (the unit now has wireless internet, which worked flawlessly once some initial issues were worked out). The negatives related to the layout of the complex and the resulting noise. There were parking areas on both sides of the unit, so noise from cars leaving or arriving at 3 am was audible in all rooms. A neighbor had a bad cough, and it sounded like it was coming from within our bedroom because of the proximity of his bedroom window to our bedroom window. A loudly played video game from another unit echoed throughout the complex. I suspect that these negatives are reflected in the price of the unit, which is less than many on the internet. So if you are looking to pay a little less with associated downsides, this is a good choice.
This unit is located right next to the ocean; you can fall asleep listening to the sound of the waves. Friendly community and close to Kona's best spots.
The rental was convenient and near the ocean so we could see and hear it. The pool was great at the end of the day for the grandkids who were in the condo right next to us. We really didn't spend much time there, every day we were at the beach or up to the volcano, great memories!!
Condo well equipped, but the carpet in the front room is in bad need of a very good cleaning. I'm not convinced that the floors had been washed before we arrived. Would be great to have a key to lock the outside screen door to keep the air flowing through. New cupboards, countertops and fan in front room a great new addition from last year. Also would be nice to have an unobstructed view from the lanai of the water (big palm fronds blocking 80% of the fantastic view)But otherwise a good stay.
we found the carpet to be very dirty and the palm trees by the corner of the lanai really restricted what would be an awesome view. Were able to purchase a new blender and had the bedroom verticals fixed without any problems. The condo was very well equipped and it was great to have the Wifi in the unit this time along with a new TV.
The location was great, the premises were kept in good condition, and the unit was in good shape and furnished well. My only complaint was with the lack of a wireless connection. Booking of things had be done inside away from the fabulous lanai. I would definitely stay here again and recommend it to anyone I know staying on the big island. The rates were great for going in February, and the management company was easy to deal with via email and their website.
This was paradise. True Hawaii, with comfort. We could cook, laundry andenjoy ocean waves all at the same time. The pool is the best we were at ftom the different pplaces we stayed. Will definitely go back.
Alii Villas is an excellent complex to stay in, and unit#340 provided all of our needs. Being on the top floor was great, no noise above us! Very clean, well maintained. Spacious for a 1 bedroom in my opinion. You even have an ocean view from your lanai here! It was perfect. The management was excellent too. I will recommend to my friends in the future, and I will be back!
This was the best condo we have stayed in in the past 9 years visiting the Hawaiian islands. The unit was nicely decorated; very, very clean; the kitchen was well equipped; partial ocean view from the lanai. The condo guests obeyed the quiet time. the pool area was very large, and extremely clean. The pool area also included a covered reading area with library. The condo was close to downtown shopping. The best place was Keauhou Shopping Center that featured weekly concerts, the best pizza/pasta restaurant (Bianelli's) that had gluten free entrees, reasonably priced. A fun book store, along with grocery and drug store. The unit was also close to snorkeling areas.
Nice complex with a great pool area but not designed for noise control you can hear the people next door cough! Unit was nice but needs a new bed! Overall it was a good complex and we did re-book for next year.
It was a very good vacation overall. The location was great; the layout of the condo was very nice.

The manager from Knutson was great to deal with. The view from the top floor unit was nice. Not a direct view of the water from the inside but by standing out on the balcony you could see the water.

Could see and hear ocean from the Lani, very soothing. Close to town, shops and dining. AC could have made the stay more pleasant.<br/>
This is the second time we've stayed in this unit. This could be a very nice unit with some better upkeep. The pluses are: great walking location to downtown Kona (about a mile), washer/dryer combo, great pool, good size bedroom and firm bed, spacious living room and decent kitchen, came with starter supplies.<br/><br/>The cons are: needs painting, rug cleaned, and a much needed good scrubbing inside the bathroom. (The ceiling fan is filthy, and the tub drains needs to be cleared of accumulated hair.)<br/><br/>After our first stay I sent a list of suggested minor fixes to the manager, he thanked me, and then did nothing on the list. In fact, I suggested water-saving measures, a couple of safety concerns, and a simple electricity-saving suggestion on using LED lights in the bathroom that were heat-producing globe lights which made the bathroom very uncomfortable. Never happened, so this time, at Costco, we got a half-dozen 60 watt LED for $2.50 (great sale) and replaced them ourselves. Enjoy.<br/><br/>Our interaction with management was always professional and prompt. IF we had to stay there again we probably would, but we like the Billfisher better because of the pristine upkeep of their units.
Needs a few basic upgrades to make a great location a more enjoyable experience: replace plastic strip blinds in the bedroom and living room; took kit with screw drivers; non-slip bath mat; knife sharpener; new shower curtain rod; sand/repaint lanai table, paint chips everywhere; toilet bowl cleaner.
I will be concise and factual<br/><br/>Positive:<br/>- Clean<br/>- Spacious<br/>- Good location<br/>- Fully equipped place: all that is required; kitchen fully equipped with everything; so is the place.<br/><br/>Negative:<br/>- Impractical damage deposit policy. Practically you have to buy the insurance. Payying the $1000 refundable deposit is impractical, especially for a non US resident. The means of payment fees, conversion rates, etc, makes it impractical. <br/>- High speed Internet is a joke. Very, very slow. Basically almost unusable other than for basic web browsing. It's sad and disappointing that $10-$20 more is not spent to get a decent speed. This was a very big annoyance for us. <br/>- The Knutson & Associates property management company is too much in your face with little to show for. I got way to many emails from them telling me how is my stay, they want no less than 5 star reviews, but in the end did not managed to solve any of my issues.<br/>No air conditioning. There are fans, but it was very, very hot during the day.
