We stayed here with 6 adults and 4 kids. The space worked really well and the location is great. The kitchen is well stocked. We were disappointed to find out that the fireplace was for owner use only. Would have been nice to use the fireplace and a nice addition would be a heating element on the patio for colder months. The washing machine didn';t work very well and left Tide pod residue on our clothes. The house is in a great location and is a 3 minute walk to the grocery store and restaurants. 10 minute walk to the beach. The beach in the area is nice and close to the pier and many places to eat. The house is updated and patio space is nice. The neighborhood is a little noisy (house is off a busy road behind a gas station) but it didn';t affect our stay. Just might not be the best if you are looking for something quiet. Overall a great place!

With 4 bedrooms, a large kitchen, family room, and outdoor seating area for family meals, this place easily handled our adult family of 6. We were in the area for a family wedding, and this vacation rental was a great experience vs renting 4 hotel rooms to accommodate our family traveling from 3 different states - and allowed us to make breakfast every morning before heading out for the day. We used the grill one evening and entertained other family members who were jealous vs the hotels they were staying at. Proximity to grocery store, restaurants and beach was great. While it didn't affect our stay, recommend the owners install air conditioning.

This little beach house was very accommodating for my family of 8. We loved the 5 minute walk to the beach and all the shops around.

The rental was perfect for our friend group! Accommodated all 12 of us and was equipped with all the amenities needed. Very spacious and clean and looked just like the pictures. We loved the location - only a short walk to the beach and close to many eateries and shops. We had a wonderful time and would highly recommend!

Couldn't have asked for a better house. Location is walkable to everything you need from restaurants & bars to the beach. House was clean and a perfect stay for our wedding party group. Highly recommend this spot!

My family of 11 traveled from Seattle to Newport Beach for my niece's wedding. We decided to all stay in a big house close to the beach . I have 5 grandkids under the age of 5, so location was important everything within walking distance . There were two great parks close by and the boardwalk and the BEACH! Our house had lots of sand toys, chairs, blankets and the best item a beach wagon with big wheels to pull the kids along. There were even bikes. The house was big and open with 4 berms and two baths. The sun on the patio and bbq area was so pleasant for coffee in the morning and relaxing in the sun in the afternoon.

So thankful we found this home, it was close to everything we wanted..Beach..Shops...Food...we can't wait to stay here again! Thank you Newport Beach Vacation Properties.

The house was very clean and comfortable. We enjoyed our stay very much. The parking was our only issue because we rented a van and it did not fit in the garage. The house was very nice.

This property is very nice, much better than some of the rental we walked past. The 4 bedrooms are upstairs with 2 rooms sharing the upstairs patio. This property has clearly been updated you have all of the conveniences you are accustomed to - ie refrigerator, washer and dryer etc. This house is located in an area close to restaurants and the garage makes a huge difference- so convenient. The owners provided some beach supplies (the amazing beach is within walking distance- about 5 minutes) which saved us from renting. We spent a lot of time on the front patio because it was so relaxing. I felt very "at home" at this property.There was an issue while we were there, and the staff was very helpful. Staff members were easy to contact and work very hard to ensure that you to have a great vacation.

The home has an open floor plan that accommodates a family vacation very well. The kitchen was extremely well stocked with dishes, glassware, pots, silverware. Nothing was missing for us to make a traditional family thanksgiving meal for a large group. Plenty of towels. Everything clean. Walkable to the beach, grocery and restaurants and bars. Only constructive criticism is to start updating the mattresses. We would highly recommend this property.

The house is well located with everything you could need nearby. Lots of beach stuff for the kids which makes life easier. You would expect some beach towels though.

Fantastic location, walk to grocery, beach, restaurants, shops. Free parking in garage, attentive/responsive staff, well-supplied, clean home. We will definitely stay here again. If you want to be in the crush of tourists, this is not the 's a quiet, off the beaten path, residential area, and was perfect for our family vacation.

Very pleasant experience. Everything was as it appeared online. Very clean. We had a small problem due to recent construction and they responded right away.

We had a wonderfull week in Newport Beach and the house was a excelent base with all we could need and shopping, beach and restaurants within walking distance.

The pictures don't do the place justice. This house was amazing! A great location as it took us about 10 minutes to get to the pier. Was stocked with plates, silverware and everything else we needed. Would love to stay here again

We had a group of 9 family and friends in town for the weekend, and we absolutely loved staying at this house! We spend most of our time on the patios using the outdoor BBQ and enjoying the beautiful weather. The neighborhood is very close to the local bars and restaurants, as well as the beach. The layout of the house is great for groups as there was plenty of space without feeling cramped. It was also fully equipped with everything you could need for cooking if you decide cook and BBQ like we did most days! Overall, amazing experience and would definitely recommend to anyone looking for a fun, relaxing beach weekend!

Lots of room for all of us. Comfortable beds and clean. There were a few hicups. The shower upstairs had just been repaired so the water heater was shut off but they did get a repairman there on our second day. All the beach toys, wagon & bikes were a hit and we had fun BBQing on the patio. We'll be back!

My family and I had such a great time. The weather was perfect, the house was super comfortable and clean. We will definitely return and reserve the same house. The only downfall is the parking sucks there. But overall everything was perfect.

This property was truly awesome!! The location was perfect, we could walk everywhere, never had to get in the car and deal with traffic! AND only a 5-7 min walk to the beach! The house was so clean and had everything we needed. The owner definitely paid attention to detail and what our needs would be. The great room opened up to the very large patio with awesome built in BBQ, it was beautiful and the tropical yard across the street with running fountain made it so peaceful. The neighbor hood was so perfect and quiet. I would definitely stay here again!!

We had a wonderful stay. This house was walking distance from a grocery store, coffee shop, restaurants and the beach! Parking was a little scarce, but we made it work.

This property was perfect for our family. We loved the large great room area downstairs for gathering, eating and playing games. The kitchen was loaded with supplies and spices. The front porch had lots of seating area and we liked that it was fenced in so our little granddaughter with Downs could play without worry. The garage had lots of toys for the beach. We loved the wagon! The bedrooms all had cute, clean bedding. Plenty of clean towels. The balcony could be accessed from 2 bedrooms and was very nice. Zabrina was great to work with and when we discovered the lights on the patio weren't working she had an electrician come and fix them. We did have quite a problem with ants being all over the house. We understand how difficult these little buggers can be so we did not let it bother us. But hopefully you can get this cleared up because someone else might not be so understanding. We did have an incident with vandalism one night. Someone was knocking out street lights and one on our patio was knocked out. My son did find drug needles in the alley, so we kept careful tabs on our kids. One neighbor asked if we were airbnb and I said yes because i forgot we had booked direct. He said "Just so ya know, we hate airbnb!" He was a jerk but we laughed about it. Everyone else was very friendly.

My large family stayed in this 4 bedroom house! It was stocked with the basics and the beds were all comfortable! The location is perfect for walking everywhere!! Wonderful stay.

This is a beautifully upgraded home within walking distance to almost everything! It was great to be able to walk to restaurants, bars, Starbucks, and the various water activities in the area. The living room is spacious and the outside patios are relaxing and well appointed. The house is across the alleyway from a restaurant and its easy to hear late nighters laughing and talking, but it wasn’t bad and didn’t distract from the enjoyment of our vacation. My one regret is not spending more time in the house and patio!

Our family loves to eat and relax!! This property had such a large and comfy patio. The house was great for our family. The owner and management company really takes care of the house and guest. We have nothing, but good things to say about Newport Beach Vacation Properties!! They are the best property managers in town. We have talked to other companies that were not so nice and the house they had was not what it was described. We had such an great experience. We can not wait to come back!!

The best part of this spacious house is the location. Minutes away from restaurants, the grocery store, and beach! My family - a total of 7 adults really enjoyed our stay. There were a couple rooms with a weird odor, some ants, the air conditioning wasn't super powerful, and a couple dishes not cleaned properly. But these were minor things and did not impact our stay at all. The house is full of useful items to make your beach stay fun, including a wagon and beach chairs! Communication with management was easy. I recommend downloading the app. Overall we are very satisfied with our rental.

This home was perfect for our family reunion - starting with sleeping arrangements for 12. The home is very open, and every piece of furniture seemed to be chosen to accommodate a large group, done with style and comfort. The downstairs had a great layout that included enough space for all 12 people to gather around the kitchen counter or table (which we found ourselves doing a lot!). Our group included a two year-old and there was plenty of room for him to play indoors and out (with a fenced patio). The house is not air conditioned, but even with some extreme temps during our stay, we were able to maintain a cool house, and upstairs breezes. We utilized the patio and BBQ out front, and the upstairs patio (with couch and chairs) - which was shaded most of the afternoon. The beach is a 5-minute walk (perfect, except that I broke my toe on a boulder the first day there). Restaurants and grocery stores are also within walking distance. It was hard to find anything wrong with this beautiful place. We enjoyed working with Newport Beach Vacation Properties, and especially appreciated their efforts to let us check in a little early - thank you!! It worked out so well for us, that we have talked coming back the same time next year. I definitely recommend staying here!

Property was exactly as advertised. Very nice to have a fully stocked kitchen with abundant utensils and everything you would need. Outdoor area is a very nice bonus. Upstairs sleeping areas are a little "tired" but bed were comfortable and linens were soft.

Easterners from Maine, Connecticut, Atlanta, and Florida gathered for first West Coast Family Wedding. 9 adults and 2 little ones settled in very fine. Everything in walking distance. Lyft was perfect for Rehearsal and wedding. The girlie girls found a wonderful little clothing boutique 3 blocks away. The athletes ran the beach! And we all enjoyed just being together!

This is the second year we have stayed at 508 Clubhouse Drive for our family reunion. The location works well for us since some of the family lives in the area. Situated between the beach and the bay, the house has a great open floor plan with lots of room for gathering (large kitchen island, and large dining table - perfect for late night talks with a all the kids). The couch and loveseat are perfect for a group gathering, and extremely comfortable. We ordered in, went out (lots of restaurants close by - we highly recommend Woody's Diner), and barbecued. The large outdoor table was utilized at every opportunity. The house is perfect for family gatherings and we hope to come back. I would like to say thank you for the exceptional services provided by Newport Beach Vacation Properties. Very clear communication prior and during our stay. We arrived early, and were having lunch at a local eating area (the Dory Deli which we love). They called to check in, and once they found out we were in the area they offered to let us check in early! I can't say enough about their professionalism. Again, this house was a perfect fit for us and such a great place to stay - well decorated, clean, efficiently organized, etc. We do have two suggestions: love to see a ceiling fan in the living room, and possibly additional and/or different lighting in the living room.
