The property is perfect. It has everything you need and want to relax and enjoy the annual boat parade. From the great location, well stocked kitchen for family dinners, 3 great parking spots, comfortable bedrooms, and the fabulous family rooms upstairs and was the perfect spot for our family holiday gathering. Although you are located on Bayfront and there are people walking by, the property's front patio is slightly elevated so it feels a bit more private than other properties nearby. We look forward to returning in the summer months next time!!

I have stayed at this Bayfront home many times. It is perfect for a family stay. To come downstairs in the morning and are greeted by sunshine and beautiful bay serene picture is wonderful and so peaceful. The floor to ceiling windows are perfect. I love my stays.

This house provided exactly the experience we were looking for. Both the downstairs and upstairs family rooms are spacious and could accomodate our whole group, or the group could split off. The views from the upstairs with all of the glass are beautiful. The dock was great and allowed us to bring our boat and water toys. There was alsod a kayak and paddleboards available in the garage, although we brought our own. The location is perfect and allowed us to not have to worry about packing food. The place is on Marine Avenue, which is the street on Balboa with all of the restaurants as well as the Irvine Ranch Market, about a block away. We rented a duffy and 8 e-bikes, all from the island. After renting this place, this vacation required essentially no planning given the close proximity to food/groceries and entertainment. Our group can't wait to go back.

Fabulous, our second time there great place

This is our third time renting this home. We love it and it's proximity to everything. The only thing I can say is the floors were really dirty. I don't think the floors got mopped between us and the last guest. Otherwise everything was spotless and we would rent again for sure.

We had a wonderful time in Balboa staying at 1400 Bayfront. The home has an amazing location! We all loved the comfortable hangout rooms and the gorgeous views. We can't wait to stay there again.

We thoroughly enjoyed our week on Balboa Island. It was a multi-generational family reunion of sorts and the house was centrally located, nicely appointed and very comfortable for everyone.

This was our fourth year coming to this house for the winter months! We always enjoy the wonderful view and comfort to be found here. The owner upgraded the router and the television system which was great because of Covid lockdown. Sorry we could not have guests join us this year. We have fun memories of 1400!

I rented this house for a family gathering. The home and location were perfect. Vickie, at Newport Beach Vacation Properties, was attentive to our needs and helpful every step of the way.

We enjoy this home so much we have rented it twice, and have it reserved again for late this year! It is large enough for friends and family, provides an amazing view and it is comfortably and beautifully decorated. When we did have issues or problems the property managers responded promptly. We enjoy all that Balboa Island has to offer...great boardwalk and good restaurants.

We recently rented this unit as my family was coming from all over the US to attend my son's wedding. The place is so big you can get lost in it. The view from upstairs living area is to die for and you cannot ask for a better location. We all decided that we would like to come back when we are not so busy and simply hang out at the house, enjoy the view,and basically not move.

We loved this house! It was so comfortable and perfect for our friends and family who live locally to stop by. We love the island!!

Our family had a fun yet relaxing week long vacation on Balboa. It was great to be just steps away from a variety of shops and restaurants. The upstairs living room area is truly the heart of this home, and we spent many hours enjoying the breeze, bay sounds, and lovely view. We all grew up spending summers at our family's home in the Newport area, so the trip was very nostalgic and memorable for us. It was still warm enough in September to swim just off the dock and kayak. We would certainly consider this home again, for future vacations.

Loved the second floor accommodations, spectacular bay views. enjoyed watching the Olympics on big screen TVs. However the bedroom on first floor was very cramped, no dresser or closet.

It was a dream vacation. Absolutely perfect location, just a block from the restaurants/shops, and with spectacular views, especially from the upstairs living room out onto the bay. So nice to be able to have my two little girls just walk out the door and be right on the beach.

The house is located very close to downtown and right on the inner bay, great location! Newly remodeled, very nice home.

We used this property as both a business meeting, and family time. The first two days, we were able to hold two all-day meetings in the up-stairs living room with 11 people. There was more than enough space, and the view inspired the creative thinking we needed. After the meeting we had families come and stay. The property was well-equipped with everything we needed to feel at home. I would rent this property again in a heartbeat.

We had an excellent time. We loved exploring Balboa Island. The house was beautiful, well stocked and had plenty of room.

We have rented houses on Balboa Island for 38 years. This is by far the the best maintained, has a killer view, lovely decor, and very clean.<br/><br/>We only had one issue. Previous renters filled the garbage cans, and they weren't emptied for 5 days. We called the property management company, and they weren't helpful. Told us to store in garage. Not fun with diapers!

We were so thankful to find Newport Beach Vacation Properties! Booking a vacation rental is not easy. There are a lot of options and there are a lot not so good homes or people who are not great with communication. NBVP was so delightful!! They took the stress off the the process and made everything so clear. They even have a phone app that has every detail needed for check in. We will always book with NBVP!! Thank you sooo much!!!<br/><br/>The house is beautiful and so big!! The kids loved playing on the bay. We even got to use the kayaks and stand up paddle boards. We will try to come back every year.

Our stay at 1400 S Bayfront was everything our family needed. There is a great room for kids and family along with a more plush separate living room when you need some quiet time. We rented bikes and SUP boards for the week, which were great on the bay side. Kitchen was stocked with all needed dishes and appliances. But the best of the week was hanging on the porch watching the young kids play in the sand. Thanks for a wonderful family vacation.

Our family had a great time at this house. There was so much space inside, a great location and incomparable views. Our friends and family visited during the week and had a wonderful time as well. We look forward to renting the home again.

What an amazing home! We had the best time. The layout of the house is perfect for a group of friends or a family. You are right on the water with a fun little beach, a dock and it's right on a gorgeous walking path. The amenities were perfect. We will definitely be coming back here soon! I highly recommend this house for your next vacation!

Location: Excellent. House: Large enough.<br/>Three of us were bit during the night....don't know by what, maybe spider bites. On Friday nite before we left a cockroach sped across the floor in the bedroom I slept in (with the TV) and we packed up at 10pm and left. Once again, (for the second year in a row) the cleaning crew showed up at 4pm and we didn't get in till just before 6. You shouldn't put 4pm as a check in time. Please See the shower mat in the shower in the bathroom adjoining the bedroom with the TV and toss it. It was disgusting. I suggest you have the house tented in the off season for pests. I wanted it to be perfect for the price we paid.......

Having vacationed on Balboa Island many times over decades, this was a first time experience at 1400 S Bayfront. large front rooms and slightly elevated deck provide a spacious and comfortable environment. Being at the end of the main shopping street, a large number of pedestrians parade by but do not disturb the experience. Up to date kitchen and adaquate bathrooms along with comfortable furnishings make this a home we would recommend.

We rented this property for a family reunion and were very satisfied. I can't say enough about the location and incredible view from the second story living room!

My wish came true! The front porch is panoramic and seats so many! The upstairs living room is breathtaking especially at nite with its panoramic view! The bedrooms are great . The location of one bathroom downstairs is perfect for guests! It was wonderful to sit on the front porch and watch my children and grandchildren enjoying the kayak and paddle boards! Plenty of room to eat and easy cleanup made this rental a dream come true!!!

We could not have been more pleased with this beautiful home for our stay on Balboa Island! My son was getting married at St. John Vianney Chapel and this 5 bedroom house gave us the ideal base for our family and extended family visiting from out-of-state. While our extended family rented their own houses on the Island, we had plenty of room for them to stop by and enjoy the magnificent views from the two living rooms and the patio. The house was in immaculate condition when we arrived and was comfortably furnished. We could not have been more pleased with the house and the management!

As a family we have been spending two weeks every summer on Balboa Island. This year was our 18th year. We also have extended family who rent homes on the island so it turns out to be a big family reunion..<br/>This rental was the nicest that we have stayed in. The location was perfect and the house was fantastic. The owner was there when we arrived and was very helpful in getting us settled. She also had great stories about the house.. <br/>The rental agency was also very professional and quick to respond to problems that we encountered.<br/>The house was very well equipped and a joy to stay in. Hopefully, we can return someday..

We are fifth-generation fans of Balboa Island. This house works perfectly for our family - lovely views of the bay, proximity to beach and town, garage, patio, pier, etc. Already looking forward to next summer.

This is a fabulous home in a great location steps from the town. The bedrooms are all very usable, unlike some rentals. The upstairs family room is a great place to relax while enjoying the view with some privacy. Downstairs and the patio are definitely "on display" but everyone who walked by was friendly and polite. It is also worth noting that most people who walk down Marine Ave turn right so this house actually gets much less foot traffic than others on Bay Front. It's well equipped and well maintained, and the management company was very responsive. Five stars!
